An International company need to find a Corporate Real Estate Management (CREM) in Barcelona within Corporate Transformation is managing the compnay office portfolio on global level (70+offices in 20+ countries). It is acting as service manager of Facility Management Services fully outsourced to the local company group and is sharing their offices with the local company group with a sub-lease agreement. There are only a few exceptions managing own office locations. The offices are solely administration offices. IT Data Center are outsourced and not in scope.

CREM is responsible for the global implementation, maintenance and future optimization of the office portfolio. Further it is responsible for the definition and implementation of the new global hybrid workplace concept and office standards to allow improvements of e.g. local desk sharing ratio, agile collaboration and office related cost. It is supporting the Compnay group by the initiative to further consolidate multiple OE office locations within the countries.

The key functions of CREM are Real Estate Governance, Office Portfolio Management, Workplace Management, Office Facility Management, Sustainability Management.

Key Responsibilities:

  • Advise corporate customers in their infrastructure needs and manage the relationship between all parties (landlord, facility manager, broker etc.)
  • Define and offer CREM products and services to the internal stakeholders (customers)
  • Prepare proposals together with our Workplace Specialist on new or adjusted office concepts for assigned countries and projects
  • Proactively and regularly communicate with customers in order to effectively support them in their plans and align them with their space and infrastructure requirements
  • Prepare regular portfolio analysis and propose action plans to improve space utilization and total occupancy cost
  • Plan and lead large real estate projects (engagement, development, adjustment, release)
  • Coordinate external partners and specialists (e.g. real estate brokers, legal department) to achieve the required results
  • Ensure consistent delivery of high level of satisfaction for branches and projects; this includes space optimization by applying different levers, e.g. new office concepts, consolidation of space, etc.
  • Negotiation of new and re-negotiation of existing agreements based on current market conditions
  • Calculation of business cases and preparation of decision proposals
  • Alignment of Real Estate topics with local AZ OE Building Operations and Facility Management Services
  • Design, implement and monitor environmental measures and targets in close collaboration with the local environmental officer and the local real estate manager

Key Requirements / Skills / Experience:

  • Master in Real Estate Management, Architecture, or equivalent
  • Additional qualification: Real Estate Economics, Project Management, Sustainability & Smart Office solutions, etc.
  • Min. 10 years work experience in Corporate Real Estate Management or related roles
  • Proven Real Estate Budget responsibility of min. 20mn EUR
  • Good project management skills and experiences
  • Strong communication skills towards senior management and workers council
  • Professional experience in large scale transformation projects
  • Competence to exchange complex information with diplomatic tact and to cooperate with a diverse

internal and external audience including top management

  • Applying excellent analytical thinking, methodological and conceptual as well as moderation and presentation skills
  • High level of reliability, dedication and commitment

  • Fluent proficiency in spoken and written English; Good German language skills would be a plus
