CEO Real Estate

Real estate company is looking for a Country Manager/CEO to lead the local business, oversee the residential portfolio and support its continued expansion in close collaboration with the ownership team.

The successful candidate will take responsibility for day-to-day leadership and decision-making, bringing together financial oversight, property operations and the transition of new assets into the operational portfolio. The role requires a hands-on leader who can build effective relationships with the existing team and translate the shareholders’ strategy into practical execution.

Key responsibilities

• Lead the local organisation, aligning the team around business priorities and ensuring clear accountability.
• Oversee the operational performance of the residential portfolio, working closely with the Property Management team on lettings, tenant relations, maintenance and service delivery.
• Coordinate the transition of buildings from development into rental operations, ensuring the team and processes are prepared for each new asset.
• Work with the CFO on budgets, cash flow, operating costs and financial performance, providing clear reporting to the ownership team.
• Resolve day-to-day operational issues and oversee relationships with external service providers, contractors and other business partners.
• Strengthen processes and organisational capacity as the number of operational buildings increases.
• Collaborate with the ownership team to assess new acquisitions and other opportunities to grow the portfolio.
• Contribute to business planning and strategic discussions, combining local execution with the objectives of the shareholders.

Candidate profile

• A track record of leadership in real estate, with responsibility for teams, operations or business performance.
• Relevant experience in property management, asset management, residential rental portfolios, or real estate development with ongoing operational responsibility.
• An understanding of the practical challenges involved in managing occupied buildings, including maintenance, tenant service and supplier coordination.
• Experience leading multidisciplinary teams and working effectively with senior finance and operational colleagues.
• Commercial and financial judgement, with the ability to evaluate performance, manage budgets and support investment decisions.
• Experience working with international shareholders, investors or management teams.
• A collaborative leadership style, combining initiative and ownership with transparent communication and alignment with shareholders.
• Professional fluency in English.
• Willingness to be based in Bulgaria or maintain a substantial physical presence in Sofia.
